How badly that plays out depends on the house. In pre-war properties around Centretown, the Glebe and Lowertown the kitchen is often at the back of the house with a long horizontal run through an unheated or poorly heated basement before it reaches the stack, and if the original cast iron drain is still in place its interior is already scaled and rough, so grease has plenty to grab. In 1950s to 1970s suburbs the early ABS drain lines are smoother, but the kitchen was frequently relocated during a later renovation and the new drain was run with barely any fall, which produces a line that never fully clears itself. In post-2004 builds the piping is usually fine and the problems are at the fittings: a dishwasher connected without a high loop or air gap, or an island sink with venting that was improvised.

Island sinks deserve their own note, because they cause more trouble than anything else in a modern Ottawa kitchen renovation. A drain needs a vent to break the vacuum behind draining water, and an island has no wall to run a conventional vent up through. Done properly, that means a loop vent or an approved air admittance valve installed where it stays accessible. Done badly, and it is done badly surprisingly often on unpermitted renovations, it means an air admittance valve buried behind cabinet panels with no access, or no venting at all. The symptoms are gurgling, a sink that drains slowly no matter how clean the line is, and a trap that gets siphoned dry and lets sewer odour into the kitchen. Repair, Replace, or Rough-In: Getting the Order Right
On the repair-versus-replace question, kitchen fixtures usually give a clear answer. A dripping faucet with an available cartridge is worth repairing; a faucet whose finish is failing and whose parts are no longer made is not. A garburator that hums without turning is often just jammed and can be freed in minutes, while one leaking from the body itself is finished, since the housing is the part that failed. A stainless sink with a leak at the drain flange needs a reseal, not a new sink. The expensive mistake in a kitchen is replacing visible fixtures while leaving a grease-packed or badly graded drain line underneath them, because the new sink will drain exactly as poorly as the old one did. Why does my kitchen sink keep clogging even after it is cleared?
Because clearing punches a channel through the blockage without removing the grease layer coating the pipe wall. The channel closes again as soon as more grease cools in the line. If the same drain has clogged repeatedly, the fix is scouring the pipe back to bare wall, usually with hydro jetting, rather than cabling it a fourth time.
Is it safe to put grease down the drain with hot water?
No. Hot water keeps grease liquid for a few extra feet of pipe and then it cools and sticks anyway, often somewhere less accessible. Dish soap does the same thing. The only reliable approach is scraping and wiping cookware into the garbage or compost and letting the drain handle water and small food residue.
Why does my island sink gurgle and smell?
Almost always a venting problem. An island has no wall to vent through, so it needs a loop vent or an accessible air admittance valve. If venting was skipped or the valve was sealed behind cabinet panels and failed, draining water pulls a vacuum, the trap siphons dry, and sewer gas comes up through it. Cleaning the drain will not fix that.
Can a garburator be repaired or does it need replacing?
It depends where the problem is. A unit that hums without spinning is usually jammed and can be freed and reset. Worn splash guards and mounting seals are replaceable. A unit leaking from the body shell itself is done, because the housing is what failed, and there is no repair for that worth paying for.
Do I need a permit for a kitchen renovation rough-in?
Moving drain and vent piping to relocate a sink or add an island generally requires a City plumbing permit and inspection. A like-for-like faucet or sink swap in the same position generally does not. We confirm which applies to your scope before starting, and the City makes the final determination.
Does my dishwasher drain need an air gap?
It needs protection against waste water siphoning back into the appliance, which is provided either by a counter-mounted air gap or by a properly secured high loop in the drain hose. Many dishwashers installed by non-plumbers have neither, and the hose simply runs flat into the disposal. That is worth correcting on any hookup we see.
