Bathroom Plumbing, Fixture by Fixture
Bathroom plumbing covers more distinct fixtures than any other room in the house – shower and tub valves, sink faucets and drains, toilets, and the supply and drain lines that feed all of them. A leak in one of these often shows up somewhere else first: a stained ceiling below an upstairs bathroom, a soft spot in flooring near a tub, or a musty smell behind a shower wall, all before there's an obvious puddle. That distance between the symptom and the source is what makes bathroom leaks expensive when they are chased by opening the nearest wall instead of being traced properly.
The first question on any leak
Supply Leak or Drain Leak
The first question on any bathroom leak is whether it is a supply leak or a drain leak, because that single answer halves the search. A supply line is pressurized all the time, so a supply leak drips constantly whether the bathroom is being used or not. A drain, a shower pan or a failed tile membrane only leaks when water runs through it, so the stain grows after a shower and dries between them. The test is to close every fixture in the building and watch the water meter: any movement means a pressurized leak somewhere. No movement, with a stain that appears after use, points at the drain side or at the waterproofing. From there it is moisture readings, access from below where a ceiling allows it, and isolating the shower by plugging the drain and filling the base to see whether it holds.
What We Handle in the Bathroom
Shower & Tub Valves
Cartridge, diverter and mixing valve work for a shower that drips, will not hold temperature, or sends water to the spout instead of the head.
Sink Faucets & Drains
Faucet repair and replacement, pop-up assemblies, P-traps, and the supply stops and braided lines that fail quietly under the vanity.
Renovation Rough-In
Supply and drain placement with code-compliant venting, sequenced around the framer, the tile setter and the rest of the trades.
What Ottawa Bathrooms Fail On
The building era decides the fault. In the pre-war core – Centretown, Sandy Hill, the Glebe, Hintonburg, New Edinburgh and Lowertown – bathrooms sit on cast iron stacks with lead bends under old tubs, and the work is often as much about what the new fixture connects to as the fixture itself. In the 1950s to 1970s suburbs of Nepean, Alta Vista and parts of Gloucester, galvanized supply lines corrode from the inside and choke down the bore, so the complaint is weak shower pressure that gets worse when a tap runs elsewhere, and no new valve fixes that. Post-2004 builds in Barrhaven, Findlay Creek, Riverside South and the newer Stittsville phases are on PEX, where the pipe outlasts the fittings and fixtures, and where a second-floor bathroom cantilevered over a garage is the freeze risk to watch every winter. Adding a bathroom to a basement is its own category anywhere in the city, because if the drain sits below the sewer invert it needs an up-flush system or a sewage ejector rather than gravity.
How a Bathroom Leak Gets Traced
Six steps, all of them completed before a single wall is opened.
Meter test
With every fixture closed, the meter separates a pressurized leak from a drain-side one.
Moisture readings
Readings on the ceiling or floor below, taken before anything at all is opened.
Flood test the base
A shower base flood test with the drain plugged proves the pan and the drain connection.
Look under the vanity
Braided supply lines and shutoffs under the vanity are a common and very quiet failure.
Check the venting
Confirm trap arm length and vent arrangement on any fixture that gurgles or drains slowly.
Identify the supply material
Galvanized needs replacing rather than adjusting, so the material is confirmed before a pressure problem is quoted.
Rough-in work has rules that cost money when they are discovered late. The trap arm from a fixture to its vent has a maximum length, so a sink or shower cannot simply be moved across a room and connected to the old drain. Joist direction decides whether a drain can be relocated at all without structural work, since a drain has to fall and cannot cut across framing wherever it likes. Shower valves have to be pressure-balanced or thermostatic for anti-scald protection, hot goes on the left, a handheld shower needs a backflow device, and S-traps left over from old renovations get replaced rather than reused. Moving or adding a fixture, and adding a bathroom where there was none, is regulated work that may require a City plumbing permit and inspection depending on scope. A like-for-like fixture swap in the same place generally does not.
What Drives the Cost of Bathroom Work
Whether the Drain Moves
Keeping a fixture on its existing drain is straightforward. Relocating one brings venting, trap arm length and joist direction into the price.
Access and Finishes
An open ceiling below is cheap access. A finished ceiling, a tiled wall or a slab floor means opening and restoring, which is often most of the job.
Permits and Scope
Adding or moving fixtures, or a new basement bathroom, may need a permit and inspection. A like-for-like swap in place generally does not.
Repair the Fixture or Redo the Bathroom
Most bathroom calls should stay repairs. A dripping shower is usually a cartridge, a slow sink is usually a pop-up and a trap full of hair, and a running toilet is usually a flapper. The decision changes when the same wall has been opened twice, when supply pipe is the actual limit on pressure, or when a renovation is happening anyway. If the wall is coming down for tile, that is the moment to replace an old valve body, move a supply stop somewhere reachable, deal with a galvanized run, and put in blocking for a future grab bar, because all of it is cheap while the wall is open and expensive afterwards. If you are planning a renovation, get the plumbing looked at before the tile is ordered rather than after demolition, and our full-service Ottawa plumbing quotes lay out what has to be done, what is worth doing while access exists, and what can safely wait.
Before a Visit for a Suspected Leak
Three things you can do that genuinely shorten the diagnosis.
Watch When It Grows
Stop using the bathroom for a few hours if you can, and note whether the stain grows while it is unused or only after someone showers. Photograph it with a timestamp for the same reason.
Clear Out the Vanity
Empty the vanity so the trap and the supply stops are reachable, and check whether the shutoffs under the sink actually close.
Find the Trim Brand
On a shower valve issue, cartridge availability decides whether the valve gets rebuilt or replaced. And if a ceiling below is already stained, leave it alone rather than pushing at it, since an intact ceiling is much easier to open in one controlled place than a collapsed one is to repair.
Why Plumbing Services Ottawa for Bathroom Plumbing
Every fixture, one call
Shower, tub, sink and toilet work handled together, including the drain and supply behind them, without separate specialists.
Leaks traced, not guessed at
A meter test and moisture readings before anything is opened, so one wall gets opened in the right place instead of three in the wrong ones.
Renovation-ready rough-in
Code-compliant venting, trap arm lengths and anti-scald valves, sequenced with the tile setter rather than after the wall closes.
Permit-compliant work
Where moving or adding a fixture requires a City permit and inspection, that is flagged in the quote rather than discovered later.
Bathroom Plumbing FAQs
How do I tell a supply leak from a drain leak?
Watch when it leaks. A supply line is under pressure constantly, so it drips whether the bathroom is used or not. A drain, a shower pan or failed waterproofing only leaks when water runs through it, so the stain grows after a shower and dries in between. Close every fixture and check the meter: movement means a pressurized leak.
What are the early signs of a hidden bathroom leak?
A stain or a sag in the ceiling below the bathroom, a soft or springy spot in flooring beside the tub, lifting vinyl or cupping laminate at the base of a fixture, a musty smell near a shower wall, and grout that stays dark long after the shower has dried. All of those usually appear before there is any visible water in the bathroom itself.
Why is water pressure poor in my older Ottawa bathroom?
In many 1950s to 1970s homes the supply is galvanized steel, which corrodes internally and narrows the bore over decades. The signature is a shower that weakens noticeably when another tap runs. No new fixture or valve fixes that, because the restriction is the pipe itself. The answer is replacing the affected runs, which is worth scoping before spending on fixtures.
Can you move a sink or shower during a renovation?
Often yes, but not anywhere. The trap arm from the fixture to its vent has a maximum length, drains must maintain fall, and joist direction limits where a drain can run without structural work. That is why the plumbing should be assessed before the layout is finalized, rather than after the tile has been ordered and the walls are open.
Does a bathroom renovation need a plumbing permit in Ottawa?
Moving or adding fixtures, and building a new bathroom where none existed, is regulated work that may require a City plumbing permit and inspection depending on scope. Replacing a fixture like for like in the same position generally does not. We identify which applies to your project as part of the written quote, before work starts.
Can a basement bathroom be added anywhere?
Not by gravity alone. If the basement drain would sit below the elevation of the sewer connection, waste cannot flow out on its own, so the bathroom needs an up-flush system or a sewage ejector pit with a pump. That changes the layout, the cost and the permit picture, so it is the first thing to establish before planning the space.
