How a Hidden Leak Gets Found Without Demolition
A hidden leak is located by narrowing it down before anything is opened up, not by guessing at drywall. The sequence is isolation first, then listening. We shut the fixtures, read the water meter, and watch whether it keeps turning: a meter that creeps with everything closed proves water is escaping somewhere on the private side. From there we isolate zones by closing valves section by section until the meter stops, which tells us which run of pipe is losing water. Only then do we bring in acoustic listening gear and thermal imaging to pin the spot down to a small area, so the opening is a patch instead of a project.
By build era
Where the Leak Hides Depends on the House
Where the leak hides depends heavily on how the house was built. In the pre-war core, in Centretown, Sandy Hill, the Glebe and Lowertown, supply runs are often original or partly replaced, buried in plaster and lath, and the first sign is usually a stain on a ceiling below rather than anything audible. In the 1950s to 1970s suburbs across Nepean, Alta Vista and parts of Gloucester, galvanized supply lines corrode from the inside and let go as a pinhole, often at a threaded joint inside a wall cavity. Newer builds on PEX rarely leak in the middle of a run, but they do leak at fittings and at the manifold. Slab and under-floor leaks turn up in additions, converted garages and finished basements where the line was run in or under the concrete.
The Tools We Use to Locate It
Four methods, used in sequence, so each one narrows the search area for the next.
Acoustic Listening
Ground and wall microphones pick up the sound of pressurized water escaping through a small opening.
Thermal Imaging
A hot line leaking behind finished surfaces shows up as a temperature pattern before it shows as a stain.
Pressure Isolation
Closing valves zone by zone and watching pressure hold or drop identifies the failing section of pipe.
The Water Bill Spike, Diagnosed
The most common reason people call is a water bill that jumped without any change in how the household uses water. That is a useful diagnostic in itself, because the size of the jump hints at the size of the leak. A running toilet flapper wastes a startling amount and costs nothing to fix, so we rule that out first by dye-testing every tank in the house. If the toilets are tight and the meter still moves overnight with the main fixtures untouched, the loss is in the supply piping, in an irrigation line, or in the buried water service between the street and the house. An underground service leak often shows no interior sign at all, which is why the meter test matters more than walking around looking for damp. You can reach us for any of this through our Ottawa plumbing home page or by phone.
Ruling Out the Easy Causes First
Outdoor water is worth ruling in or out early, because it is easy to test and easy to miss.
A loss that is seasonal
If it only shows up between spring and fall, suspect an irrigation zone, a hose bib that no longer seals, or a line running to a garage or a shed.
The one-step outdoor test
Closing the isolation valve to the outdoor system and re-running the meter test separates indoor from outdoor in a single step.
A loss that is year-round
If the meter moves overnight when nothing in the house is running, the problem is inside the building or underground.
Trust your nose
A persistent musty note in a closed room, a basement corner or a main-floor closet often turns up a slow leak wetting framing behind the finish, well before a stain appears.
Leaks by Location
Each type is found differently, and each costs a different amount to reach.
Slab & Under-Floor
Warm spots on a floor, unexplained damp at a slab edge, or a hot water line that never stops running.
In-Wall & Ceiling
Staining, bubbling paint, or a musty smell in a closed room, usually from a supply joint or a drain.
Underground Service
A meter that runs with the house shut off and no interior evidence points to the buried line.
Why a Small Leak Should Not Wait in This Climate
Waiting on a small leak is expensive in a way that is easy to underestimate. Water escaping inside a wall cavity soaks insulation and framing continuously, and in Ottawa the freeze and thaw cycle turns a slow leak near an exterior wall into a burst when the wet section drops below freezing overnight. Damp framing invites mould long before anything is visible from the room side. On the supply side, a pinhole in a corroded galvanized line is very rarely the only weak point, so the honest conversation after locating one is whether to patch that spot or plan a staged repipe of the run. We give you the location, what the pipe looks like where we opened it, and both prices, and you decide which one makes sense.
Once the Leak Is Located
The repair is usually the short part of the day. Access and reinstatement are the rest of it.
Access Takes the Time
Opening the ceiling or wall cleanly at the marked spot is the longer part of the visit, and it is why locating properly first is worth the hour it takes.
Left Ready to Patch
We make the repair and leave the opening square and ready for a drywall patch rather than a rebuild.
Photographed Before and After
We record the pipe as we find it, because that is useful if you are dealing with an insurer or a warranty provider, and it settles any later question about the condition of the pipe. Whether a claim is accepted is between you and your policy, and we will not pretend otherwise.
Why Plumbing Services Ottawa for Leak Detection

Leak Detection FAQs
My water bill spiked but I cannot see any leak. What now?
Start with the meter. Shut off every fixture and appliance that uses water, then watch the meter for fifteen minutes. If it keeps moving, water is leaving somewhere on your side of it. Next, dye-test the toilet tanks, since a failed flapper is the single most common cause of a silent, expensive jump.
Can you find a leak without cutting into my walls?
Locating it, yes. Acoustic listening, thermal imaging and pressure isolation let us narrow a leak down to a small area without demolition. Repairing it still requires access to the pipe, but the point of proper detection is that we open one small section in the right place instead of exploring several in the wrong ones.
How do I know if I have a slab leak?
Common signs are a warm patch on a floor over a hot water line, damp or discoloured flooring with no fixture nearby, an unexplained rise in the water bill, and hot water that seems to run out faster than it should. A meter that moves with everything shut off, combined with any of those, makes a slab leak likely.
Is a leak in the buried water service my responsibility?
The buried service line on private property is generally the owner's, in the same way the sewer lateral from the property line to the house is. Repairs there usually mean excavation, so confirming the location precisely before digging matters more here than anywhere else on the property.
Why does a small leak need fixing right away in Ottawa?
Because of the freeze and thaw cycle. Water soaking into an exterior wall cavity through the fall stays there, and when that section drops below freezing the wet pipe and the wet insulation around it are the first things to fail. A slow drip in October is a common source of a burst line in January.
Do you fix the leak once you find it?
Yes. Detection and repair are quoted separately so you can see what each costs, but the same licensed team does both. If the pipe we expose turns out to be corroded well beyond the leak point, we will tell you that and price a section repipe alongside the spot repair rather than patching a run that is going to fail again.
