When an Ottawa Home Needs Repiping Rather Than Another Patch

A house needs repiping when the supply lines themselves have reached the end of their service life, which shows up as repeat pinhole leaks, falling pressure and rust-coloured water rather than as one dramatic failure. The clearest tell is repetition. A single leak at a fitting is a repair. A third leak in eighteen months, in different places along the same run, means the pipe wall is thin everywhere and the next hole is simply the next weakest point. At that stage patching costs more over a few years than replacing the run, and each patch involves opening a wall or ceiling that then needs to be closed again.

The dominant driver in Ottawa

Galvanized Steel in the Postwar Suburbs

The dominant driver in Ottawa is galvanized steel supply pipe in the 1950s to 1970s suburbs, across much of Nepean, Alta Vista and parts of Gloucester. Galvanized pipe corrodes from the inside out: the zinc coating wears away, the steel beneath rusts, and the rust builds inward until the bore is a fraction of its original diameter. That is why an affected house has decent pressure at a basement laundry tub and almost none at a second-floor shower when the toilet is flushed. It is also why the water can run orange for a few seconds after the house sits unused, which is corrosion product from inside the pipe and has nothing to do with water hardness, since Ottawa’s municipal water is soft. Older pre-war properties in Centretown, Sandy Hill and Hintonburg often have a mix of eras stitched together by past renovations, so a survey matters more than an assumption about the build year.

Signs Your Supply Piping Is Failing

Three patterns that point at the pipe rather than at a fixture.

Repeat Pinhole Leaks

Small leaks appearing in different spots along the same run within a short period.

Pressure Loss Upstairs

Weak flow at upper fixtures, worse when a second fixture is running, from a narrowed bore.

Discoloured Water

Rust-tinted water after the taps sit unused, which is corrosion from inside galvanized pipe.

PEX or Copper for an Ottawa Repipe

Material choice comes down to how the house is built and what you value. PEX is flexible, so it can often be fished through existing wall and ceiling cavities with far less opening up, it tolerates a freeze better than rigid pipe because it can expand slightly, and a home-run manifold layout gives each fixture its own line and steadier pressure. Copper is rigid, handles heat and UV exposure well, and is the usual choice for exposed mechanical-room runs and for connections at a water heater. Most of the repipes we do in Ottawa are PEX through the concealed distribution with copper at the mechanical room and appliance connections. Both are permit-compliant when installed correctly, and repiping work is inspected, which is a good thing rather than a hurdle. If you are still narrowing down the problem, the rest of our licensed Ottawa plumbing team can start with diagnosis instead.

What a Repipe Includes, and What It Does Not

The word covers less than most people assume, so it is worth setting the boundary before the quote.

Supply distribution: included

A repipe replaces the pressurized supply distribution that feeds the fixtures throughout the house.

Drain, waste and vent: not included

That is a separate system with its own failure modes, and it is scoped and priced on its own.

The buried water service: not included

The line between the street and the house is its own job again, with its own excavation.

The small hardware: included, and it should be

Fixture shut-offs that have seized open, the valve feeding the outdoor hose bib, the isolation valves at the water heater, and a main shut-off that actually closes when you need it to. Replacing those while the system is open costs very little extra and saves a call later.

Staged Repipe or Whole Home

Not every house needs everything replaced at once.

Whole-Home Repipe

All supply distribution replaced at once, with one round of drywall repair and one inspection.

Staged by Floor or Zone

Worst run first, then the rest over time, which spreads cost but repeats access and patching.

Renovation Piggyback

Repipe the affected area while a bathroom or kitchen is already open, when the timing lines up.

What Drives the Price, and What Living Through It Looks Like

What actually drives the price is access, not pipe. The material is a modest share of the job. The cost sits in how many walls, ceilings and floors have to be opened to reach the runs, the number of fixtures and bathrooms being served, the number of storeys, whether there is a finished basement below the main distribution, and how much drywall repair and paint follow. A bungalow with an unfinished basement and an accessible attic is a very different job from a three-storey with finished ceilings on every level. That is also the strongest argument for doing a whole-home repipe in one pass when the piping is uniformly failing: you pay for access once. We walk the house, note where we would need to open, and put all of that in the written quote so there are no discoveries halfway through.

Living in the House Through a Repipe

Most households stay put, and knowing the rhythm of it makes that a great deal easier.

Water Off by Day, On by Night

Water goes off for stretches of each working day while runs are tied in, and comes back on overnight.

One Bathroom Kept Usable

We sequence bathrooms so at least one stays usable where the layout allows, and we tell you in advance about the days when that is not possible.

Dust First, Patching After

There is drywall dust, there are open ceilings, and there is a period between the plumbing inspection and the patching where the house looks worse than the work actually is. Staging by floor or zone reduces the disruption on any single day, at the cost of repeating the access and patching later.

Why Plumbing Services Ottawa for Repiping

A repipe touches the whole house, so the scope has to be honest up front.

Survey before quoting

We look at the actual pipe in the accessible spots and tell you whether it is a repair, a run, or the whole house.

Permit-compliant work

Repiping is done to code with the required permit and inspection where applicable.

Written quotes with access included

The quote states where we expect to open and what patching is included, not just the plumbing labour.

Staged options offered

If a full repipe is not workable right now, we will price the worst run on its own and be clear about the trade-off.

Repiping FAQs

How do I know if my house still has galvanized pipe?

Look at an exposed supply line at the water heater or laundry area. Galvanized is dull grey steel, threaded at the fittings, and a magnet sticks to it. Copper is reddish and soldered, PEX is flexible plastic. Many Ottawa homes have a mix, because past owners replaced accessible sections and left the concealed ones in place.

Is PEX or copper better for an Ottawa repipe?

PEX suits concealed distribution because it flexes through existing cavities with less demolition and handles a freeze better than rigid pipe. Copper suits exposed mechanical-room runs and heater connections. Most repipes here use PEX through the house with copper at the mechanical room, which is a practical combination rather than a compromise.

Do I have to repipe the whole house at once?

No, but weigh the trade-off. Staging spreads the cost, and it also repeats the expensive part twice, since access, drywall repair and paint get done again for each stage. If the piping is failing uniformly, one pass is usually cheaper overall. If one run is clearly the problem, staging is reasonable.

Why is my water rust-coloured if Ottawa water is soft?

Because the colour is coming from inside your pipe, not from the water supply. Ottawa's municipal water is soft, so this is not scale or hardness. In a galvanized system the steel corrodes internally and the loosened rust discolours the first water drawn after the line sits still. That is a pipe condition, and cleaning fixtures will not change it.

Does repiping need a permit and an inspection?

Replacing supply distribution is generally permit-and-inspection work, unlike a like-for-like fixture swap. We handle the permit as part of the job and the inspection is a benefit to you, since it independently confirms the installation. Final determination on what is required always rests with the City.

Will I need to move out during a repipe?

Usually not for a staged job, and often not for a whole-home one either, though water is shut off for parts of each working day and there is dust and open drywall while it runs. We sequence the work so at least one bathroom is usable overnight where the layout allows, and we tell you in advance which days that is not possible.
