Losing Pressure on a Private Well: Where to Look First

When a well system loses pressure, the fault is usually in the pressure tank or the pressure switch rather than in the pump itself, and that is good news because those are the cheaper parts. A waterlogged pressure tank has lost the air cushion that stores pressurized water, so the pump starts and stops every few seconds whenever a tap runs. That is short-cycling, and it is the single most common well complaint we get from rural Ottawa properties. It is also the fastest way to destroy a pump, because motors are worn out by starting, not by running. If a household notices the pump kicking on and off rapidly and does nothing, the pump replacement that follows is a far larger bill than the tank would have been.

Rural Ottawa

No City Side to Escalate To

Rural properties around Carp, Osgoode, Metcalfe, Greely, Richmond, Russell and Limoges are commonly on private wells and septic systems rather than municipal service, and that changes the whole diagnostic picture. There is no City-side to escalate to, no water main to check, and no municipal water quality to fall back on. Everything from the aquifer to the tap is the owner’s equipment. It also matters which kind of pump the property has. Shallow and deep-well jet pumps sit above ground, usually in the basement or a well house, and pull water up by suction, which limits their depth and makes them prone to losing prime. Submersible pumps sit down inside the well casing and push water up, which is more efficient and quieter, and is what most modern and deeper wells here use.

The Parts of a Well System

Diagnosis means working out which of these three is actually at fault.

The Pump

A jet pump above ground pulling by suction, or a submersible in the casing pushing water up.

The Pressure Tank

Stores pressurized water on an air cushion so the pump is not restarted for every small draw.

The Pressure Switch

Tells the pump when to start and stop. Pitted contacts and clogged ports cause odd behaviour.

Well Water Quality Is Not a City Water Question

Well water quality is a genuinely different conversation from city water. Ottawa's municipal supply is soft, so hardness treatment makes no sense on a serviced property. Private wells in the region are another matter: groundwater picks up minerals from the surrounding rock, and hardness, dissolved iron and sulphur are all real possibilities on a rural lot. Iron shows as orange staining in toilet bowls and on laundry, and as a metallic taste. Hardness shows as scale on kettles and fixtures and as soap that will not lather. Sulphur announces itself by smell. Which treatment is appropriate, if any, depends on a current water test for that specific well, not on what a neighbour installed, and testing for bacteria is a separate and more important routine. We can advise on the plumbing side of treatment equipment and how it ties into the system. You can find the rest of what we handle across the region on our Ottawa and rural plumbing home page.

What Each Season Does to a Well System

Seasons put different pressures on a rural system, and each one produces its own call.

Spring: surface water

Runoff moves through the ground fast, and a well with a compromised cap or casing seal can turn cloudy or test poorly after a heavy melt. That is a construction problem rather than a pump problem.

Summer: drawdown

In a dry summer the static water level drops, and a pump set too close to that level starts drawing air and cycling. It looks like pump failure and it is not.

Winter: exposure and power

A jet pump, a pressure tank or a line running through an unheated well house, garage or crawl space can freeze, and the same outage that takes out the road takes out the pump, since a well delivers no water at all without power.

Symptoms and What They Usually Mean

Well systems tend to announce a problem before they stop entirely.

Rapid On-Off Cycling

Almost always a waterlogged or failed pressure tank, and it shortens the pump's life quickly.

Pressure Fading Over Time

A worn pump, a clogged foot valve or screen, or a well recovering more slowly than it used to.

Air Spitting From Taps

Air in the lines points to a suction-side leak, a lost prime on a jet pump, or a dropping water level.

Repair or Replace: What It Comes Down To

Deciding whether to repair or replace comes down to what part failed and how old the system is. A pressure switch is inexpensive and routinely replaced. A pressure tank is a moderate cost and should be replaced rather than nursed once the bladder has failed, because a compromised tank will keep killing pumps. A jet pump that has lost prime may need nothing more than the leak on its suction side repaired. A submersible pump is the expensive one, because reaching it means pulling the drop pipe and wiring out of the casing, so once it is out it rarely makes sense to reinstall an old pump alongside new wiring and pipe. Running out of water entirely during a dry summer is a different problem again, and one no pump can solve, which is why we check the static level before recommending anything.

Sizing Is Usually Inherited, Not Chosen

When we quote a replacement we look at how many fixtures the system now serves and what the well can actually deliver, rather than swapping like for like out of habit.

The House Grew Around It

A pressure tank that was adequate for a two-person household becomes marginal once a finished basement, a second bathroom, a dishwasher and a laundry pair are added.

The Symptom Is Cycling

A pump that cycles more than it used to, even though nothing has broken, is usually a tank that no longer suits the demand rather than a pump on its way out.

The Pump Has the Same Problem

One matched to the original well depth and the original fixture count is now undersized too, and installing the same unit again simply restarts the clock on the same complaint.

Why Plumbing Services Ottawa for Well Systems

Rural properties get the same standard of service as anywhere in the city.

Diagnosis before parts

We test the tank, switch and pressure behaviour before recommending a pump, because the pump is usually not the fault.

Well Pump FAQs

Why does my well pump turn on and off every few seconds?

That is short-cycling, and it nearly always means the pressure tank has lost its air cushion or its bladder has failed. Water is nearly incompressible, so without that cushion the pump restarts for every small draw. Fix it promptly, because motors wear out from starting rather than from running, and a cycling tank will destroy a healthy pump.

Should I have a jet pump or a submersible pump?

It largely depends on well depth. Jet pumps sit above ground and lift water by suction, which limits how deep they can draw from and means they can lose prime. Submersible pumps sit in the casing and push water up, which is more efficient, quieter and suited to deeper wells. Most deeper rural wells here use submersibles.

My well water stains everything orange. Is that hard water?

Orange staining is dissolved iron, which is different from hardness. Hardness is calcium and magnesium, and it shows as scale and poor lather instead. Both are possible on a private well, since groundwater picks up whatever the surrounding rock contains. A current water test for your specific well tells you which you have and what treatment, if any, is warranted.

Does city water advice apply to my well?

No, and this trips people up. Ottawa's municipal water is soft, so softener advice aimed at serviced homes does not transfer to a private well. Your water quality is determined by your own aquifer and well construction. Treat neighbourhood advice as a starting point and your own test results as the answer.

How often should I test my well water?

Bacterial testing is the routine that matters most, and it should be done regularly rather than only when something tastes off, since bacteria are not something you can taste or see. Chemical and mineral testing is worth doing when you notice a change in taste, smell, staining or clarity, and when buying a property served by a well.

I have no water at all. What should I check before calling?

Check that the breaker for the pump has not tripped and that the pressure switch is not simply off, since a tripped breaker is common and costs nothing to reset. If the breaker holds and there is still no water, stop there. Repeatedly resetting a breaker on a pump that is drawing a fault risks damaging the motor further.
