Why Ottawa Pipes Freeze
Ottawa's cold season runs roughly from early December to mid-March, and frost has been estimated to reach around 40 inches into the ground in a hard winter – deep enough to freeze a water service line that isn't buried to proper depth, or an exposed line in an unheated crawlspace, garage or exterior wall. A line that freezes once is at real risk of freezing again the same winter unless the underlying cause – insulation, depth, or exposure – is addressed rather than just thawed. The thing most people get wrong is assuming cold alone is the problem. It is usually moving cold air: a gap at the rim joist, an unsealed sill plate, a vent in a crawlspace nobody closed, or an attached garage door left open on a windy night. Air infiltration is what turns a merely cold pipe into a frozen one.
Why the calls come on the warm day
The Split Does Not Leak Until It Thaws
The failure is delayed, which is why the emergency calls cluster on the warm day rather than the cold night. When water freezes inside a closed section it expands, and the pressure that builds ahead of the ice is what splits the pipe, usually somewhere between the ice plug and a closed tap rather than at the ice itself. Copper splits open along its length. PEX will often survive the freeze itself while the brass fittings, valves and shutoffs at its ends crack instead. Either way the split does not leak while it is still full of ice. It leaks the moment the line thaws, sometimes hours after the homeowner has decided the problem sorted itself out.
Frozen Pipe vs Burst Pipe
Frozen, Not Yet Burst
No flow or reduced flow at a fixture, with everything still dry. Thawed with controlled heat, never an open flame.
Already Burst
Often shows nothing until it thaws and then releases at full pressure. Shut off the main and call before you thaw anything.
How to Tell
With every fixture closed, watch the water meter. Any movement means water is going somewhere it should not.
Locating the Frozen Section
Which fixtures have lost flow tells you roughly where the ice is. Nothing anywhere in the building points at the service entry, the meter or the main run before the first branch. One fixture out with everything else working puts it in that branch, usually where the line passes through an exterior wall or over an unheated space. Cold side out but hot side fine, or the reverse, isolates it to one of the two runs. A bathroom over a garage, a kitchen sink on an outside wall, and a laundry tub in an unheated addition are the three most common locations in Ottawa housing. Then, before applying any heat at all, open the fixture at the end of the frozen run. That gives melt water somewhere to go and relieves pressure as the plug releases, and it is also how you know the moment flow returns.
Before Any Heat Goes Near the Pipe
Six checks that decide whether a frozen line thaws quietly or floods a ceiling.
Map the dead fixtures
Note which fixtures have no flow and whether it is the hot side, the cold side or both.
Read the meter
Check the water meter with every tap closed, to rule out a line that has already burst.
Open the end of the run
Open the tap at the end of the frozen run before any heat is applied to the pipe.
Prove the main shutoff
Know where the main shutoff is and confirm it actually closes, not just that it turns.
Watch what is below
Keep an eye on ceilings and walls below the run as the thaw progresses.
No open flame, ever
Never use a torch, a propane heater or any open flame on any pipe, in any circumstance.
Thawing is done with controlled heat: warm air on the pipe and the cavity around it, heat blankets, or an electric thawing machine that passes current through metallic pipe. That last one is not an option on PEX or plastic, which is why the pipe material has to be identified before a method is chosen. An open flame is never used, and not only because of the fire risk in a wall cavity. Concentrated heat on a section of pipe with ice on both sides flashes trapped water into steam with nowhere to expand, and that can rupture a pipe that survived the freeze. Underground service lines are their own category, thawed with steam or by a machine rather than by anything reaching them from inside.
Where Pipes Freeze in Ottawa Homes
Exterior Walls & Rim Joists
Supply lines run on the cold side of the insulation, and air leaking in at the rim joist and sill plate does more damage than the temperature alone.
Crawlspaces, Garages & Cantilevers
Unheated crawlspaces, garage walls and a bathroom floor cantilevered over a garage are the three that account for most winter calls.
Service Lines & Hose Bibs
A service line short of proper burial depth, and any outdoor faucet left with a hose attached over winter, even a frost-free one.
Whose line, and what fixes it for good
Stop It Freezing a Third Time
If the frozen line is on the City’s side of the property line, the City will thaw it at no charge. If it is on your side, which is most interior and many exterior residential lines, you are responsible for the cost, and repeat freezes mean repeat charges either from the City or from a private plumber. For a line that freezes more than once, we can assess whether rerouting, added insulation, or a heat trace cable is the more permanent fix. Rerouting is usually the strongest answer, because moving a run to the warm side of the insulation removes the cause instead of managing it. Where that is not practical, sealing the air path matters more than adding pipe wrap, and a thermostatically controlled heat trace covers the sections that cannot be moved. Alongside the rest of our winter plumbing help in Ottawa, that assessment is worth booking in the fall rather than after the second freeze.
What the Repair Costs Depends On
Thawing an accessible line is the cheap end. Cost climbs when the pipe is behind finished drywall, above a ceiling, under a tiled floor or buried outside, because reaching it and putting the finish back is most of the work. A single split in copper is a section replacement. A run that has split in several places, or an older galvanized run that has been freezing and corroding for years, is a repiping conversation rather than a patch. Overnight and holiday rates apply to genuine emergencies, and a burst line at full pressure is one. A pipe that is frozen but has not leaked, in a house that still has water at other fixtures, can often wait for the morning, which costs less and lets the work be done properly rather than in the dark.
Why Plumbing Services Ottawa for Freeze Season
24/7 emergency dispatch
Burst pipes do not wait for business hours, and the calls cluster on thaw days when everyone else discovers theirs at the same time.
Safe thawing methods
Controlled heat matched to the pipe material, never an open flame, with the run opened first so melt water and pressure have somewhere to go.
Permanent fixes for repeat freezes
Rerouting to the warm side, sealing the air path at the rim joist, or thermostatically controlled heat trace where a line cannot be moved.
Written quotes before repair
Make-safe work and the permanent repair are quoted as separate lines, even on an after-hours call.
Frozen Pipe FAQs
How can I prevent frozen pipes in Ottawa?
Seal the air leaks first, particularly at the rim joist and sill plate, because moving cold air freezes pipes faster than still cold air. Insulate exposed runs on the warm side, keep garage doors closed in a cold snap, open vanity doors on exterior walls, disconnect hoses in the fall, and run a trickle on any line with a history of freezing during extreme cold.
What should I do if a pipe bursts?
Shut off the main water valve if you can reach it safely, then open the lowest tap in the house to drain the pressure out of the system. Cut power at the breaker to anything electrical near the water if the panel is safe to reach. Move contents off the floor, photograph the damage before cleanup, and call for emergency service.
Does the City charge to thaw a frozen pipe?
Thawing is free if the frozen section is on the City side of the property line. If it is on your side, which covers most interior lines and many exterior residential ones, the cost is yours, and it applies every time it happens. That is why a line that has frozen twice is worth fixing properly rather than thawing again next winter.
Why does the same pipe keep freezing?
Because the cause was never removed. The usual culprits are a run on the cold side of the insulation, an air leak feeding cold directly onto the pipe, a crawlspace or garage that drops too far below freezing, or a service line short of proper burial depth. Rerouting, air sealing or thermostatically controlled heat trace fixes it depending on which applies.
Can I thaw a frozen pipe myself?
You can try warm air from a hair dryer or a space heater kept well away from anything combustible, with the tap at the end of the run open first. What you must not use is a torch or any open flame. Beyond the obvious fire risk inside a wall, concentrated heat can flash trapped water to steam in a closed section and rupture a pipe that survived the freeze intact.
My pipe froze but nothing is leaking. Am I in the clear?
Not necessarily. A split in a frozen line does not leak while the ice is still in place, so damage often appears hours later as the line thaws. Watch the ceiling and wall below the run, keep the main shutoff accessible, and check the water meter once flow returns. Any meter movement with all fixtures closed means water is escaping somewhere.
